Suites & Buildings

Gill Apartments includes two buildings in Valleyview: the original Gill Estates and the newer Gill Residence. One community, one application flow, and clear communication throughout.
Gill Estates: 1-bedroom and 2-bedroom options.
Gill Residence: studio, 1-bedroom, and 2-bedroom options.

Availability changes as suites turn over—apply to be considered for current or upcoming openings.
We aim for a calm building environment. We take noise and neighbour concerns seriously and will address issues fairly and promptly if they come up.
Sorry — pets are not permitted at Gill Apartments.

Location & Transit

The closest bus stop is typically a 1–3 minute walk, depending on your exact route and walking pace. This is one of the reasons the location works well for commuters.
Valleyview is built for practical living—shopping, essentials, and quick errand stops are close. You’ll also have straightforward access to the rest of Kamloops.
Yes. The neighbourhood has strong community infrastructure, including nearby secondary and elementary schools, which adds to the stable, family-friendly feel of the area.
Parking availability can vary by suite/building and the terms offered. If parking is included or optional, it will be clearly stated before you sign anything.

Applying & Approval

Apply online, then we review the details and follow up as needed. Typical next steps can include reference checks, confirming employment/income, and clarifying move-in timing. If approved, we’ll provide the tenancy agreement and move-in steps.
Complete the application fully, provide accurate contact details for references, and be transparent about timelines and circumstances. Clear communication helps everything move faster.
Yes—especially if you already know the building/suite type you want. If you’re approved, we’ll confirm suite details before finalizing paperwork.
Typically: the security deposit (and pet deposit if applicable) plus rent according to the agreed move-in date. We’ll confirm the exact amounts and timing in writing.

Living Here

Report issues as soon as they come up with clear details (what’s happening, when it started, photos if helpful). Urgent items like active leaks are prioritized.
Tenant insurance is strongly recommended. It protects your belongings and helps with liability coverage. If it’s required for your tenancy, we’ll tell you before move-in.
Please ask first. Any new occupants must be approved and documented properly so we keep everything clear and fair for everyone in the building.
Any alterations require written approval in advance. If approved, we’ll confirm expectations (e.g., colour, finish, and whether it must be returned to original condition at move-out).

RTB basics (BC rules)

In BC, the security (damage) deposit can be up to half of one month’s rent. We follow RTB rules and provide clear documentation for any deposits collected.
Any rent increase must follow RTB rules: proper notice, proper timing, and the annual allowable limit. If an increase ever applies, you’ll receive formal notice in line with the Act.
Entry is handled by the rules: written notice is generally required in advance, and entry times must be reasonable. For emergencies, entry can be immediate to protect people and property.
Pet deposits only apply if pets are permitted. Since pets are not allowed at Gill Apartments, this generally won’t apply. Any exceptions required by law will be handled appropriately.

Move-In / Move-Out

We complete a condition inspection report at move-in so the suite’s condition is documented clearly. This protects both you and the property by preventing confusion later.
Notice requirements depend on your tenancy type (month-to-month vs. fixed-term). We’ll confirm your specific notice requirements in your agreement and help you follow the correct steps when the time comes.
At move-out, we do a final inspection and you’ll provide a forwarding address. The deposit return process follows RTB rules. We aim for clear communication and fair outcomes.
We expect the suite to be left reasonably clean and free of personal items. We’ll provide a simple checklist so you know what “good condition” looks like before your final inspection.
